Actually, I used a guarantor on the deposit - which the bank was happy with, no money actually changes hands, just the bank is guaranteed on the deposit

If you can convince someone to go guarantor. i.e. like your parents, then the Bank will loan you the difference against their house.

How I think it works;

10% is what you could pay for a deposit

10% is what is loaned using the guarantor assets (i.e your mums house)

80% is loaned against your house.

Well, I suppose I should update this since the update is relevant.  Going to be buying our first home using part of our inheritance as a deposit AND I'm going for a new job as an IT coordinator (junior engineer) for a big company :) doing what I'd studied in all of those years ago ahah.
