There has to be an motive to build something.

Usually that motive is economic.

In Christchurchs case that doesn't apply in most of the CBD.

Some businesses will want to relocate back into the centre of the city, but most have either failed or are now in the suburbs.

Kind of like Detroit.

Disagree. If that happens, market value of the land will drop and new entrepreneurs will be in soon enough. In the short term it will be ugly, but in the long term it will sort itself out. My personal belief is that the less local and national governments distort the market with welfare for existing investors, the better long term outcomes we will have.

The rebuild is more likely to be a fail if what gets rebuilt is distorted by handouts.

What you say is true up to a point.

However, like most cities in NZ, retail and service businesses had already moved out to the malls in suburbia.

What remained, apart from Valentines and the banks, insurance cos etc, were low rent paying cafes, bars, and anything else the landlords could find to occupy the older low rise brick buildings that failed in such numbers during the earthquakes.

Since the population has declined in Christchurch, there's no economic reason to rebuild much of that floor space.


Take a look at Queen St,  Auckland; apart from the banks and big corporates, it's all noodle shops etc.

I never go there, and don't know anyone who does.

Who goes to the bank anymore?

If it fell over tomorrow, most of it would never be rebuilt.

Comparing Queen St to the Square/Strip etc in Chch..... totally diff kettle of fish old chum.

And from what I remember reading, the population drop was sweet fuck all to nothing compared to what was expected

There'll be a population boost once rebuild labour is imported. Also the CBD developed when Christchurch was much smaller. It's natural for peoples routine shopping and daily lives to be in clusters closer to where they live  ( which also helps alleviate traffic issues). I hope the CBD does struggle to attract large corporations back, and stops being the Central Business District, and starts being the Central Living District, so we get a mix of inner city residential, culture, recreation and boutique businesses, that feed into the arts precinct and Hagley Park

Queen St was called the golden mile, with the highest ground rents in the country.

But without any disasters etc, the retailers left town, leaving a lot of old buildings that rent for bugger all.

There's no compelling economic case to renovate them, for there are no tenants that could afford the higher rents you need to charge to recoup your investment.

Even though AKs population is soaring.

All the development is around Botany Downs, Westgate, Albany etc.

It's one of the reasons we'll never have a proper rail system based around the CBD, because we'll never need it.

And neither will Christchurch.

Your city's golden age has come and gone.

the questions are about media use of Cantabs over the last year: which media/communication methods worked or didn't, which ones they used to try & find out info about different things and other media/communication-y stuff. I've also got questions about length of time without power, location, emergency kit, transistor radio etc to see if some people/suburbs are more prepared these days. Mayor Bob reckons everyone's got an emergency kit now. I don't fink so... well, we don't (we're just lazy & we have most of that stuff around.... somewhere....)
And there's a part2 which has opportunities for longer answers/rants etc :welcoming:

I get the feeling there'll be heaps of this sort of stuff next year... I've applied for a couple of summer scholarships at UC, both are on EQ topics. I guess, if you can't beat 'em, study 'em! :playful:
