Waimak is more property based..  total val went from 295k total RV to 475kRV (4 years between RV valuations because of quakes)

i paid 360 2 years ago and my last proper val last year about this time of the year was 395, and i had a sales agent in the other day who told me my market val for quick sale would be 419-425 but probably would get offers up to 435 expected.

yeah it would be an additional 20 bucks a week i don't think he can afford it..  as it is he is getting a danm good deal.

that would be a profit of approx 70k in two years taking into account interest and what i have paid in the last 2 years out of the account.

My land value dropped - TC3 across the road from redzone so I am not surprised.

But my fucked damaged house, which is a demo, went up in value by over $50k! hahaha fucking useless cunts.

RV is a joke and is by no means any real indication of current market value.

Purchase price $135k 10 years ago, will be cash settling for near $700k and have a tabled offer to sell as-is for $200k on top of that.

So....close to a $700k profit in 10 years, but I will be having to buy in a much more expensive market. Wil be building a new home and be mortgage free.
